major metropolitan area or the serenity of spending time in
a nature sanctuary, Jacksonville Florida offers an area
that suits your lifestyle and will surely please.

Jacksonville, Florida (Duval County) is the largest city
in the region and the largest city by land mass in the
State of Florida.  Because of its large land area, it
offers homebuyers a unique opportunity of convenience and a
high quality of life.

Currently, Jacksonville continues to go through tremendous
amounts of growth in all areas of the city. As with any large
city, the more established areas are going through more of
a revitalization rather than growth.  So rather than
focusing on the established areas let’s look at the hottest
growth areas in Jacksonville right now.

Just as a note they’re listed numerically but not by order
of importance, that being said let’s discover some of the
most intriguing areas Jacksonville has to offer.

1. Duval County North
(Including North Jacksonville)

Whether it’s fishing, recreational water sports or just
enjoying breathtaking views many of the developments in
this part of Jacksonville offer waterfront communities and
easy access to the St. John’s River. Its close proximity
to the Jacksonville International Airport makes it ideal
for those who like or need to travel.  Furthermore, this
part of Jacksonville remains the best-kept secret in the
entire state. The amount of home you get for your money
makes it an absolute bargain. Appealing neighborhoods
include Broward Cove, Hidden Lake Estates and
Biscayne Bay Town homes.

2. Duval County East
(Including Arlington,Atlantic Beach,Jacksonville Beach,
Neptune Beach, and Intracoastal West)

The Arlington area, home to Jacksonville University, is
a staple of this part of Jacksonville. Additionally some
of Northeast Florida’s most precious environmental and
historical landmarks reside in this area as well.
Although much of the Arlington area is already well
developed, a new and exciting growth area is beginning
to emerge.

Informally known as Intracoastal West many new multifamily
projects are popping up everywhere. These include Harbor
Town, Mira Vista and Waters Edge.

The beaches, which include Mayport, Atlantic Beach,
Neptune Beach, and Jacksonville Beach all form one
continuous coastal city. Fun,lively pubs and restaurants
attract affluent homebuyers who enjoy a laid-back

an amazing 32.9% growth rate over the last decade.  With

include Doctors Inlet Reserve, Spencer’s Plantation, and
Fleming Island plantation just to name a few.

The Real Estate Market in Jacksonville, Florida

The Real Estate Market in Jacksonville, Florida
By [http://ezinearticles.com/?expert=Raynor_James]Raynor James

Whether there is a real estate bubble and, if so, will it pop is a popular topic across the country. The real estate marketing in Jacksonville, Florida, however, is a major exception.

The Real Estate Market in Jacksonville, Florida

Jacksonville is located in the northeastern part of Florida and is just below the border with Georgia. Real estate in Jacksonville is a steal, particularly given appreciation rates. A Jacksonville home will run you $125,000 on average, about $50,000 less than the national average.

The real beauty of homes in Jacksonville is the appreciation rate. Despite prices that are well below national averages, appreciation rates are excellent at approximately 14 percent. Put in practical terms, it is the perfect time to buy. You can get an excellent price and expect property values to increase. This represents the ideal real estate scenario.

As to the city of Jacksonville, things are definitely on the upswing. Job growth is triple the national average, and is expected to double or even triple over the next few months. Despite this strong growth, the cost of living is about 10 percent less than the national average. You’ll find more doctors on average than other locations in the nation, but the cost of medical care is about 15 percent less than you’ll find elsewhere on average. Since you are in Florida, you’ll pay no state income tax, which makes you’re money go a lot farther.

Although Jacksonville is located in the far north of Florida, it has a similar climate to the rest of the state. You’re going to get about 50 inches of rain on average and it is going to be in the nineties in the summer. Unlike Miami, however, the winter can get a bit nippy with temperatures falling into the mid forties. For many people, however, this is viewed as a positive since it is nice to get a break from the hot Florida climate every once in a while.

With low home prices, solid appreciation rates and no state income tax, Jacksonville is a prime real estate market.

Quick Day Trips from Jacksonville, Florida

Quick Day Trips from Jacksonville, Florida
By [http://ezinearticles.com/?expert=Kathryn_Lively]Kathryn Lively

Having lived in Jacksonville most of my life, I can remember a time when the speed limits on the roads were not as high as they are now. It seemed it always took forever to get somewhere when on vacation, even via the interstate. Fortunately, the turn of the century brings more technology to the road trip, and anybody in the Jacksonville area looking for a quick getaway will be happy to know that the city is not so large that you can’t go anywhere for a day.

So if you have a weekend free and are looking for a change of scenery, a day trip around North or Central Florida provides the fun and relaxation you want. You won’t have to spend too much time in the car, and there is always something to look forward to, coming and going. Here are just a few suggestions for your itineraries:

St. Augustine: Depending on where you are in Jacksonville, you’re looking at a minimum of forty-five minutes to an hour to get to the nation’s oldest city. Here you can tour the historic Castillo de San Marcos, which guarded this part of the new world from sea-faring invaders, then enjoy a stroll through the historical district and enjoy the eclectic shops, boutiques and restaurants. The secluded beach areas also provide serenity that stays with you on the trip home.

Gainesville: Contrary to popular belief, there’s more to this town than the Florida Gators. Gainesville’s historic downtown offers a great opportunity for leisurely lunches and antiques browsing. Nature lovers can take in the lush Kanapaha Botanical Gardens or Marjorie Kinnan Rawling State Park for an intimate nature walk. Depending on where you are in Jacksonville, getting to Gainesville may take a mere one to one and a half hours on I-75.

Quick Day Trips from Jacksonville, Florida

Amelia Island: For the adventurer, Amelia Island is the perfect North Florida getaway. Kayaking, nature walks, fishing, and exploration of historic Fort Clinch are just a few of the activities that await you here. Afterwards you can enjoy some of the best seafood on the east coast as you watch the sun set over the Atlantic Ocean. Amelia Island is less than two hours from most parts of Jacksonville, and some parts are so compact you may not need your car for most of the day.

Nature and history, fine dining and romantic scenery are yours for the price of a short drive from Jacksonville. Take a weekend and enjoy a neighboring town for a refreshing and exciting mini-vacation.

Jacksonville Festival Season Opens with the Great Atlantic Seafood Festival

Jacksonville Festival Season Opens with the Great Atlantic Seafood Festival

Jacksonville Beach Party

Jacksonville Festival Season Opens with the Great Atlantic Seafood Festival
By Michael Talbert

March 18th marked the beginning of the Jax Beach ‘06 festival season with the 16th Annual Great Atlantic Seafood and Music Festival. After a beautiful week of temps in the upper 70’s, Saturday saw a shift in winds from the North East, dropping temperatures into the upper 60’s. Not to matter, the sunny skies brought the masses out in droves to the Seawalk Pavilion for a day of music fun and food.

Jacksonville Beach Party

At center stage, people were dancing to the music from 12 to 10 with a variety of live bands playing everything from funk to rap, blues, jazz, and just good ole rock and roll. Fusebox Funk delighted festival goers with their own style of rap and funk, and then went over to Freebird Live to do another set that night. Another Jacksonville favorite, Woody and the Peckers performed a set of old and new rock, belting out favorites such as Beatle’s tune I Saw Her Standing There, and I Got a Line on You by Spirit. Young and old alike laid out and frolicked on the grass all day long enjoying tunes from every genre.

Jacksonville Beach Party

Over at the Food Court, the star of the show was the massive amounts of fresh Florida seafood. Grouper, Mahi, shrimp, crawfish and calamari - prepared in a variety of ways from Cajun to Greek, to just plain old Florida style cookin’. Something for everybody, even the non seafood lovers could enjoy the Florida Bar-B-Q at the Sticky Fingers booth. Long lines of hungry festival goers couldn’t seem to get enough of the bountiful Florida fruit of the sea!

Fun for all ages, the playground area across from the food court had a really fun bunji jumping ride and a very tall rock climbing wall for the young adventurers. In the other corner were the inflatables just for the toddlers, with Superman standing guard.

Making your way back to the stage was also a treat, with booths lined up four wide and manned by vendors from all over the south and the Caribbean islands. Arts and crafts of all kinds from handcrafted wood carvings of fish and other animals, to the colorful Reggae fashions from Jamaica. Jewelry, T-shirts, sunglasses from Ocean Wave, and all kinds of ornaments and unusual stuff filled the booths all the way back to First Street.

A great way to start the spring, the Great Atlantic Seafood and Music Festival was once again a huge success.

Coming up on the first weekend in April at the Seawalk Pavilion is the mother of all beaches festivals. Three days of music, food and fun, the 16th Annual George’s Music Springing the Blues Festival starts on March 31st. Blues bands from all over the country perform to the delight of 40,000+ festival goers. Other events at the three day festival include a 5k run, a surfing contest, and a bike ride for cancer research, as well as some after hours jam sessions in some local clubs.

The oceanfront Seawalk Pavilion in Jacksonville Beach is a two block area where people come to lay out and play in the grass. Events are scheduled throughout the year including festivals, live concerts, and a moonlight movie series during the summer months. A destination for the people of Jacksonville and the Beaches, visitors to our area should definitely put one of these events on their list of things to do!

Jacksonville Beach Parties on New Years Eve

Jacksonville Beach Parties

Jacksonville Beach Parties on New Years Eve
By Michael Talbert

Any excuse for a party, Jax Beach is revving up for the big one on Saturday night. Locals, townies, and “feriners” in town for the Gator Bowl, will be flocking to the Jacksonville beaches’ hotels, restaurants and nightclubs, to party into the wee hours – in some cases until 4 a.m… With temperatures forecasted into the mid 70’s, we’ll be lovin it! Here’s a rundown on just some of the action happening New Years Eve in Jax Beach Florida.

This New Years Eve marks the end of an era for many locals of the beaches area.First Street Grill will be closing its doors for the last time early New Year’s day. Slated for demolition early next year to make room for a new 7 story condo, First Street Grill promises to go out with a bang. They are still taking reservations for their last bash. $175.00 will get you 2 five coarse dinners, a bottle of champagne and 2 glasses of bubbly at midnight to bring in the New Year. Entertainment will be provided by “The Company”, serving up a repertoire of oldies from the 60’s and 70’s. Dining and dancing days of the First Street Grill will be sorely missed and fondly
remembered by us all…may all acquaintance…

Right at the hub of the party is Magellan’s Oceanfront Restaurant, specializing in fresh local seafood and angus steaks. Casual dining inside with an ocean view, or on the boardwalk patio overlooking the Jax Beach Pier, Magellan’s is sure to be an end of the year dining extravaganza. After dinner visit DJs KG and Jade upstairs at the Atlantic nightclub, then truck on across the courtyard to JB’s premier Ocean Club. The OC will have party favors, a champagne toast, and 4 DJs, inside and outside on the boardwalk, in 4 different rooms. There’s a $20 cover charge, but they’ll be partying till 4am!

If you want a change of pace, cruise across the street to the Ritz, where there’s never a cover charge. Dance to the music till 4am. The “Jax Beach Triangle” – Atlantic, Ocean Club, and the Ritz – party till 4 on the strip!

Also open till 4, one block away Eddie Bahamas is having a Beach Party! Partake in Eddie’s excellent Caribbean cuisine, and then dance till you drop at 4am! No cover charge at Eddie’s!
Jax Beach’s most loved band Mofro, a frequent performer at our “Springin’ the Blues” festival, will be appearing just down the street at FreeBird Live! (congrats on the hall of fame thing). Mofro, with Eric Lindell will be performing both Friday and Saturday. Dial 246.2473 for details.

For those of you who just want to get on the ocean, have a good meal, drink and do some gambling, SunCruz Casinos offers 5 hour tours out of Mayport. Call 249.9300 for more info, and be sure to pick up a voucher at the Holiday Inn for a free boarding pass and a bunch of other free stuff.

Do yourself a favor and spend the night at the beach. Many of the Hotels on Jax Beach still have rooms available for the weekend. The Holiday Inn at 15th Ave. and 1st St. North has rooms starting at $129. The Comfort Inn just next door had 50 rooms on Thursday, and just dropped their rates to $99. Quality Suites at Beach Blvd. and 1st Street is closest to where the action is, and their rooms are starting at $219, not bad when you consider all of their rooms are “Suites”. Whatever you do, be safe! JBPD are some very serious people.

Jacksonville Beach, Marker 32 Restaurant, Jacksonville Beach - Review

Marker 32 Restaurant, Jacksonville Beach - Review
By M. Lively

NOTE: menu offerings may vary, this review reflects what we saw and enjoyed.

With a small but enticing menu, Marker 32 is a gem–exquisite service, lovely setting, excellent food.

Enjoy an appetizer to start this delightful culinary adventure as you gaze out over the tranquil Intracoastal Waterway. Your waiter will inform you of the daily specials, but the menu selections will also offer several interesting options: Smoked Salmon Cakes with Balsamic and Sun-dried Tomato Black Bean Sauce, Stuffed Chili Pepper with Chopped Spiced Beef, Olives and Stone Fruit over Char-grilled Tomato and Onion Coulis, or Wild Mushroom and Cracked Black Pepper Pasta with Prosciutto, Pine Nuts and Feta Cheese Herb Cream are but three of your choices.

Choosing an entree could be the most difficult part of the evening. In addition to one of the daily specials, you could select Oven Roasted Quail and Grilled Jalapeno Polenta with Cilantro and toasted Punpkin Seed Sauce, Rosemary Broiled Atlantic Salmon with Roasted Pepper, Balsamic, Mustard and Fresh Herb Pan Vinaigrette, Grilled New York Strip Steak with Caramelized Onion Crimini Mushrooms and Madeira Wine Demi-Glace, or Grilled Tournedos of Beef Tenderloin with a Gorgonzola Crust and Smoked Squash, Tarragon Extra Virgin Olive Oil Jus. All entrees come with a wonderful salad, a vegetable and a starch, and a basket of homemade breads. Whichever one you pick, the kitchen at Marker 32 will prepare it to perfection.

No matter how full you are, you have to have dessert. Again, there are daily specials, but the Espresso Napoleon with Warm Fondant and Chopped Toasted Walnuts is truly special. They also have an Apple Spiced Cake with Hard Cider Anglaise and Maple Ice Cream that’s delicious, and a Chocolate Cheese Cake with Fresh Mint Raspberry Yogurt Sauce.

Marker 32 also has an extensive wine list. Your waiter will be happy to suggest the appropriate wine to go with the dinner you select. They also have a broad selection of domestic and import beers. For after dinner, Marker 32 serves fresh brewed coffee, espresso, cappuccino, and coffee with liqueur.

Marker 32 Restaurant is located at 14549 Beach Blvd. at the Intracoastal Waterway as you head toward Jacksonville’s beaches. Lunch is served Tuesdays through Fridays and Sunday, Dinner Tuesday through Sunday. Reservations are accepted, so it may be wise to call ahead at (904) 223-1534.
